Auction numbers cool across capital cities

Auction activity has chilled from last week due to lower volumes in Sydney and Melbourne, while the smaller capital cities are broadly set for a rise in auction numbers.

Cotality’s latest Auction Market Preview showed that auction volumes across the country are scheduled to fall from the previous week, with 1,797 capital city homes scheduled for auction over the week ending 6 July 2025.

 
 

The week’s auction numbers are 12.1 per cent lower than the 2,044 homes taken to auction during the week ending 29 June 2025, but register 1.2 per cent higher than the 1,776 auctions held this time last year.

While Sydney is set to see the most activity across the capital cities, the 733 properties scheduled to go under the hammer mark a fall from the 771 auctions held last week, and 766 homes taken to auction one year prior.

Melbourne’s 724 scheduled auctions are expected to dip from the 962 properties that went to auction last week, but number higher than the 669 auctions held this time last year.

Brisbane’s 151 homes up for auction are set to mark the highest activity across the smaller capital cities for the eighth consecutive week, and mark an increase on the 141 homes that went under the hammer last week.

Adelaide’s auction volume is also expected to rise week-on-week, with the 109 homes set for auction increasing from the previous week’s 90 recorded auctions.

Canberra’s 70 scheduled auctions are set to mark a slight increase from the 67 properties that were taken to auction last week.

Perth currently has eight homes scheduled for auction, which is down from the previous week when 12 properties were taken to auction.

Activity in Tasmania has increased week-on-week, with two homes scheduled for auction this week, compared to the one home taken to auction in the week ending 29 June 2025.

Cotality said that auction activity is expected to cool further next week, with around 1,450 homes currently scheduled to go under the hammer in the week ending 13 July 2025.
