Both the volume of auctions and the preliminary clearance rate lifted across the capital city markets during the week ending 20 July 2025.
Cotality’s Property Market Indicator Summary showed that nationwide, 1,574 capital city properties went to auction during the week ending 20 July 2025.
The volume of auctions was up 9.9 per cent from the 1,432 homes that went to auction during the week ending 13 July 2025, but was 11.4 per cent lower than the 1,777 auctions held during the same week last year.
The preliminary clearance rate also ticked a little higher to 74.4 per cent last week, which was the second-highest preliminary clearance rate of the year so far, after the 74.5 per cent recorded during the final week of June this year.
Melbourne led for auction volume across the capital cities, with the city’s 678 auctions returning a preliminary clearance rate of 76.7 per cent, which was higher than 70.5 per cent the week prior, and marked the city’s highest early success rate since May 2023.
Sydney hosted 587 auctions last week and registered a preliminary clearance rate of 74.8 per cent, which was down from 76.2 per cent the week prior, but marked the sixth straight week the city’s early success rate has held above the 70 per cent mark.
Brisbane saw the most auction activity across the smaller capital cities, with the 155 homes that went under the hammer returning a preliminary clearance rate of 68.4 per cent, which was up from 61.3 per cent the previous week.
Adelaide hosted 90 auctions last week, up from 75 auctions the week prior, and has so far recorded a preliminary clearance rate of 71.7 per cent for the week ending 20 July 2025.
Of the 11 homes taken to auction across the ACT, 65.8 per cent have returned a positive result so far.
While six homes were taken to auction in Perth, only two of the three auctions reported so far have returned a successful result.
In Tasmania, two of the three auction results have been reported so far, with one house being successfully sold during the week ending 20 July 2025.
Cotality said the volume of auctions is set to rise further this week, with approximately 1,710 homes set to go under the hammer during the week ending 27 July 2025.
