Sydney independent grows reach with rent roll purchase

Richard Matthews Real Estate has strengthened its Sydney presence by acquiring a substantial property management portfolio.

Independent agency Richard Matthews Real Estate has completed the acquisition of Abode Real Estate’s property management portfolio, which will accelerate the brand’s growth across Sydney’s Inner West, South West, and Hills District.

Abode Real Estate’s portfolio of landlord clientele will now be managed by the team at Richard Matthews Real Estate, further strengthening the brand’s presence and portfolio in the property management space.

 
 

Richard Matthews said it was readily equipped to take on Abode’s property management portfolio, with its team under directors Richard Baini, Matthew Everingham, and Vivek Tailor bringing over 100 years of combined real estate experience.

The network added that its new landlord clientele would also benefit from the Richard Matthews team’s deep knowledge of the Sydney market, which has already fuelled their previous sales successes in Sydney’s Hills District.

Richard Matthews said the acquisition would strengthen the brand’s presence and portfolio in the property management space, and further complement the network’s sales activities in the Hills District.

Everingham said the integration of Abode Real Estate’s property management portfolio had been “seamless”, and that landlords could expect the same commitment to personalised service and transparency.

“We’re excited to welcome the landlords from Abode Real Estate into our network,” Everingham said.

“We recognise the trust they’ve placed in their property management team and are committed to continuing that legacy with the care, diligence, and communication that have become the hallmarks of our brand.”

Baini said the portfolio acquisition was part of the agency’s ongoing investment into growth, innovation, and expanded service delivery across the Sydney market.

“The expansion of our rent roll is part of a broader vision to grow our footprint while remaining true to our core values of integrity, trust, and results,” Baini said.

“We are honoured to take over the management of these properties and look forward to exceeding expectations for every landlord and tenant.”

Even with Richard Matthews Real Estate already setting its sights on further growth, Tailor said the brand would continue to deliver on its commitment that “every client is a client for life”.

The acquisition continues the Richard Matthews brand’s recent momentum over the year, with Baini being placed at number 22 in REB’s Top 100 Agents 2025 ranking.
