Real estate group Raine and Horne has launched a new office in Braidwood as rising investor demand hits the tight NSW Southern Tablelands rental market.
The new Raine & Horne Braidwood/Bungendore office will be run by the husband-and-wife team of Zeb and Courtnie Alaia, who will provide residential sales and property management services to the area.
The new venture marks Alaia’s third office with the network, as the couple already runs the Raine & Horne offices in Goulburn and Gungahlin.
Principal of Raine & Horne Braidwood/Bungendore Courtnie Alaia said that the new office completes a “strategic regional triangle” in key markets across NSW’s Southern Tablelands and in the ACT.
She said that the expansion came at the right time.
“A strong rent roll in Braidwood came up for sale, and with my family ties in the area and now with more than a year of operating our property management services there, it felt like a natural step,” said Courtnie.
“We’ve built strong relationships with local clients, and this new office gives us a base in Braidwood while organically growing our presence in Bungendore.”
She said that the Braidwood market presents opportunities for investors due to its tight rental market and vacancy rates being “virtually zero”.
“When a property comes up for rent, it’s often leased without advertising,” Courtnie said.
“Yields are strong in Braidwood, with a $500,000 two- to three-bedroom home renting for around $450 per week.”
Courtnie said that Bungendore has also attracted interest, but primarily from lifestyle buyers from Sydney and Canberra who are drawn in by its rural setting and commuter convenience.
“Both towns are resilient regional markets. Bungendore offers growth potential in lifestyle properties, while Braidwood has a clear shortage of rental stock and strong demand from owner-occupiers.”
In the new office, the Alaia’s will be supported by an experienced local team, led by Braidwood-born real estate specialist Brodie Collett.
Regional and rural network manager, Raine & Horne Group, Trent Wentriro, said that the expansion has been part of the group’s broader push across regional and rural NSW.
“We’re focused on supporting our offices from within the network, giving our principals such as Courtnie and Zeb the tools and backing they need to grow and expand sustainably,” Wentriro said.
In addition to servicing the area, Courtnie said that community engagement would be central to the new office’s operations, offering traineeships to local schools, as well as planning sponsorships and other initiatives.
“At the end of the day, what drives us is doing the exceptional job for our clients and being present in their community.”
“Opening this third office means we can be on the ground, serving our clients better, and building something long-term in the region,” Courtnie concluded.
