How TikTok can turn agents into listing powerhouses

Agents leveraging TikTok can boost their personal brand and drive a notable rise in listings, according to a REB Top 50 WA agent who has found success on the platform.

With a TikTok following of over 35,000 and over 1.8 million likes on the platform, Corey Adamson told REB that since he began his social media journey, his listings have increased.

Adamson said he has listed ‘countless’ properties with the help of his online presence, with commission totalling in the “hundreds of thousands”.

 
 

Additionally, Adamson said the leads have been coming to him organically, as he regularly receives messages from clients across his various social media channels asking him to sell their property.

“To me, that really is the biggest win that you could ask for as a real estate agent,” he said.

Content creation

According to Adamson, his TikTok engagement started when he began using his industry knowledge to answer viewer questions.

“I think as real estate agents we take for granted how much we know about the process, and when you put it out there to the public, a lot of people are interested.”

He said that he chose to focus more on educational content as he feels it is more authentic to his personal brand.

“That’s the content I do one to five times a day, just jump on, phone in hand and answer a question or put a thought up about what I think is happening in the property market.”

“I find it is a really easy way for people to digest the content.”

“Things have changed so much that any type of education or advice that I can put out there for buyers and sellers seems to be really popular.”

Currently, Adamson said that he typically switches his content between professional videos, such as house tours and property listings, and educational content, answering questions on the internet.

To succeed on TikTok, Adamson said consistency is key, setting him apart from other agents as he has posted at least once a day for the past four years.

“That has allowed me to develop my style and to understand what works best for my audience.”

According to Adamson, agents need to find an approach and stick to it, even if they are getting mixed results.

“The agents who seem to perform well in any category are the ones who do it forever and do it consistently.”

“I think most agents go into it thinking it is going to be a listing tool, and they might perform well, they might not.

“But if they’re not getting appraisals from it, then they’ll stop.”

Starting from scratch

If he had to start his journey all over again, Adamson said that he would increase the amount of content he was posting daily.

He encouraged agents aiming to develop their personal brand on TikTok to post three times a day.

“It’s going to be uncomfortable. People are going to talk about it and you are probably going to be ridiculed a bit, but at some point it’ll cross over and they’ll be asking you how you did it and what to do.”

“Once you start to see the benefit and start to see recognition and credibility, then any of those thoughts go out the window.”

While TikTok has been bringing positive results to his real estate career, Adamson warned agents about social media toxicity, as he had almost given up on his account due to negative comments.

“I see a lot of people get ridiculed on these platforms for no reason. I’m glad that I went through that because now the comments are completely different.”

“I’d hate to see other people move away from it just because people post things they shouldn’t,” Adamson concluded.
