Client and buyers place high expectations on agent

An agent has put out feelers across Australia and around the world as the auction date nears for a fantasy tropical home.

Sotheby’s International Realty agent Carol Carter said the Whitsundays listing (see photos below) has been advertised through Sotheby’s range of international offices as well as the New York Times, luxury portal JamesEdition and other websites for high-net-worth buyers.

Ms Carter, who is managing the sale of ‘Heaven’s Gate’ in conjunction with Ray White Whitsunday principal Mark Beale, said enquiries have been received from France, Sydney and Melbourne ahead of the 17 August auction.

Ms Carter told REB that high-end vendors expect outstanding levels of communication and professionalism given the amount of money involved.

“The expectations on an agent for high-end properties are definitely higher than the average,” she said.

“High-end people look for a certain standard and you’ve got to be up to that standard.”

Ms Carter said high-end buyers also stand out from everyday house hunters because they tend to be more decisive.

“People in the higher end of the market are usually businesspeople and they’re used to making decisions,” she said.

“They enquire on property the same as other people enquire on property, but their time is usually very precious so they don’t usually waste time looking at things they’re not interested in.”

Heaven’s Gate, which is near Airlie Beach, is set on 1,450 square metres and includes an absolutely private beachfront.

The Queensland property comes with a pool, tennis court, cinema, gym, helicopter hangar and amphibian aeroplane hangar.

Ms Carter told REB that while it is illegal to quote a price range in Queensland, it’s public knowledge that the vendor previously had the property on the market for about $10 million.

“But he’s now quite a serious seller and he’s looking to move the property on. The owners really want to downsize; they own the block next door and will be building a home there,” she said.
