What’s more important in real estate marketing? Is it the photos or the videos you include in the listing? Is print media still relevant or has social media completely overtaken it? How can gets get more from their marketing?

According to Tom Panos, it’s about using all the tools available to you in a cohesive manner. That, he says, is the key to success.

With so many outlets available to agents, deciding which tools to use for marketing listings can be overwhelming. Recognising this, realestate.com.au turned to Mr Panos and asked him what he thinks makes good real estate marketing.

“Good real estate marketing is very emotionally connected. It gets the person that’s looking at it excited to take the next move in the journey, wherever they are. I say what it does is it tells a story and it takes the person looking at it into the story,” Mr Panos said in the video Excellence in Marketing with Tom Panos

How do you take a buyer on this journey? Do you do it with photos, videos or social media?

Mr Panos said it’s a combination of those things that forms the perfect marketing recipe.

“I think what actually happens is that when you’ve got a great online ad and it’s complemented by a great print ad and it’s complemented by great social media exposure and it’s complemented by a nice five-star brochure [and] when you put those all together, you have a picture of increased perceived value,” he said.

What happens when you lose focus on some of these parts or miss them all together?

“It’s a little bit like having a Toyota Corolla sitting in a Mercedes car lot, it doesn’t make sense,” Mr Panos said.

“Marketing works in combination, not in isolation.”
