An agent who has only lost one listing in four years got it back after another agent over-promised and under-delivered. He reveals to REB how he shifted the property in half a day.
Zed Nasheet of LJ Hooker Hampton Park, Victoria had been talking with a vendor for two weeks leading up to listing her house, but in the end she went another agent.
“She [the vendor] goes ‘Look, we love your attitude’ and she was talking to me every single day for two weeks, non-stop phone calls every single day, then she decided to go with another estate agent because they quoted her $200,000 more,” Mr Nasheet said.
“She said ‘Your fees are too high and you’re telling me my property is only worth $1 million when another agent said it’s worth $1.2 million’,” he said.
Unfortunately for the vendor, the agent who promised the higher selling price wasn’t able to find a buyer for the property and it sat on the market for four months with no interest.
The vendor went back to Mr Nasheet, distraught about the time and money she had wasted with another agent who advised her to drop her price in an attempt to get more interest in the property.
Mr Nasheet took on the property after the vendor’s contract with the other agent ended and 12 hours after he listed the property, it sold for above asking price – $1,080,000.
After four months of the house languishing on the market, Mr Nasheet secured this great result by bringing some excitement to the property with a clever video that sold the lifestyle behind the home.
He used his mailing list to promote the video and encouraged those who received it to forward it to their contacts.
Mr Nasheet said the property sold because of the video’s “energy”. The video made the house look good and excited buyers, which the previous agent had failed to do.
