Great mentorship, fantastic support networks and an insatiable drive to be the best. Those are three of the key factors that drove Thomas Crawford to rise 10 places from 16th in REB’s top 50 South Australian agent rankings in 2021 to sixth in the 2022 rankings.

And while a strong year for the South Australian property market, which saw the average sales price achieved by top 50 agents increase by approximately $200,000 between 2021 and 2022, is a factor in Mr Crawford’s rise, he believes it isn’t a major factor.

“Obviously, the market, and average sales prices in my area changed dramatically, but they did for everybody, so I don’t think that’s just a me thing,” Mr Crawford said.

Instead, he believes it was those initial factors, strong mentorship, a fantastic support network both professionally and personally and a dedication and determination to be the best that have allowed Mr Crawford, a student of the Lee Woodward real estate training program, to ascend the rankings.

“I think a combination of lots of different things – adding to my team, working out my weaknesses and bringing in somebody who can work on getting those things sorted – having a sales associate is absolute gold and working out an effective business unit.

“It wasn’t necessarily that I couldn’t handle the work, it’s just we weren’t organised well enough,” he said. “Bringing in somebody who is not in any sales position, but someone who organises, and time manages and organises are calendars, it was just gold for me. She really helped me get to what I think is another level.

“Determination as well. Genuinely I want to be better. Every day I wake up and want to do better than the previous days. I’m absolutely obsessed with beating my competition, to the point where it’s probably not that healthy.”

Mr Crawford was keen to show his appreciation for Lee Woodward from Realtair, whose training and guidelines have been extensively and religiously followed by Mr Crawford and his team.

“We follow the Lee Woodward system like our Bible, there’s nothing too drastic that you need to do, it’s just doing it. It’s very easy steps to follow and I think anybody looking to achieve what I have achieved, if you just use the Lee Woodward system, you can’t go wrong,” he said.

It wasn’t just that training and advice or the support of his brilliant staff and family that guided Mr Crawford up 10 spots in the REB rankings, but rather, an internal motivation, compounded by external stimuli such as the rankings, that he believes is the stand-out factor behind his improvement.

“Using how you [REB] fair me against the best agents in my areas or my state is something that I’m going to be watching and closely monitoring. It definitely motivates me. Coming in 16th place was great but there’s still 15 people better than me, and again this year, sixth place, there’s still a long way to go.

“I have to beat what I did the day before,” he concluded.
