Basic real estate skills actually work, agent proves

An agent who tracked former clients for a decade has now sold his third house for them – and delivered a $51,000 bonus to boot.

RE/MAX Community Realty principal Ross Bischoff secured $951,000 for a four-bedroom house in the Brisbane suburb of Eight Mile Plains – a 5.7 per cent premium on the $900,000 estimate he gave the vendors at the start of the campaign.

Mr Bischoff told REB that he maintained the relationship with the vendors over the past decade by calling them three times a year and bumping into them at the local shops.

The property was scheduled to go under the hammer, but sold several days before auction.

“We had multiple offers on this property prior to auction. We believe we got a better price than we would’ve under the hammer,” he said.

“The marketing and creating the urgency and creating the deadline were the secret to getting the high price.”

Mr Bischoff said he maximised interest in the house by running a diverse marketing campaign, which included premium listings on realestate.com.au and Domain, a 3D tour, half-page ads in the local paper and full-page ads in a local Chinese paper.

There were seven open homes, which each attracted about 15 to 18 groups, he added.

Eight Mile Plains’ median house price is $725,000, according to CoreLogic RP Data.
