3 steps to become a million-dollar agent

Can these three simple weekly tasks transform your bottom line and leave you with more money in your pocket? 

Vivien Yap, principal of LJ Hooker Claremont, has only four years’ experience as an agent. But she has still managed to write $4 million in fees a year. At AREC 2016, Ms Yap revealed the three non-negotiable things she does with her team every week that sets her up to achieve these incredible results.

1. Have a daily huddle

At the start of the day, Ms Yap gets her team together to have what she calls a “daily huddle”.

“This means that we meet every morning for 15 minutes. Even if we are not all available we must at least catch up on teleconference.”

In the huddle, they discuss what they will each do in the day ahead.

“It is about creation and execution of tasks,” Ms Yap says.

“It outlines the detail of the task and when it will be completed. And if it is not completed on that day, it will be carried over to the next day. It stays on the list until it is completed.

“So the daily huddle is pretty much used to set up the whole day with appointments ready to go or for meeting up with clients.”

2. Schedule Hour of Power

To assist with prospecting, Ms Yap diarises what she calls an “hour of power”.

“At 10.30 every morning, my alarm will go off and that signals the start of the hour of power. And everybody in the team has to do it. It is a non-negotiable task. Everyone is on the phones.”

In that hour, they call former vendors, past clients and buyers they believe could potentially be regulars.

“It’s all to do with future business,” Ms Yap says, adding, “To ensure that we keep in touch with all of our network.”

3. Introduce a weekly core values meeting

Every Tuesday morning, Ms Yap holds a core values meeting with her team.

She calls it the KIC TLC (knowledge, integrity, consistency – teamwork, leadership and communication) meeting.

“We go around the table and ask what each person stands for in the week and what they want to accomplish in that week,” she explains.

Ms Yap says the Tuesday meeting is about ensuring accountability of every team member.
