Clever new chatbot set to improve the lives of PMs

Using the latest chatbot automation technology, one proptech start-up has introduced a new communication device for property managers that is set to change the way they interact with tenants and owners.  

Strata.chat is an automated digital concierge which brings chatbot technology to the $700 million strata property management market in Australia. It allows residents in apartment towers to “chat” with their building, just as they would with friends or family, via a smartphone or tablet.

Co-founder Andrew Coates said that Strata.chat uses complex artificial intelligence to provide a simple “very human” solution to everyday problems faced by those living in and running large apartment buildings.

“Australians are moving into apartments in record numbers and, often, the lifestyle can come as a shock,” Mr Coates said.

It can be an isolating experience because these buildings can come with so much unexpected complexity. We’re solving this by offering the ability to hook intelligent assistants into a building’s digital plumbing.”

Mr Coates said that most residents don’t know who to talk to get things done.

“They don’t know the rules around simple things like parking, noise or the use of elevators, and moving into one of these apartment towers can be extremely complex.”

Mr Coates added that Strata.chat will allow for the immediate resolution of simple issues, 24/7.

“Residents can talk to their building just like they were talking with a friend,” the co-founder said.

“Imagine being able to ask your chatbot concierge what you need to do to move in and have it automatically take care of hooking up your electricity and water with a simple request?”

Mr Coates said that Strata.chat won’t mean an end to contact with building management.

“They may, in fact, mean better contact since the technology allows building and strata managers to communicate with thousands of residents at once.

“With some property managers reporting upwards of 10,000 emails per year from residents, chatbots mean they are freed up to work on high-value tasks such as building security, legislative compliance or personally handling issues requiring escalation from their chatbot.”

Mr Coates said that Strata.chat is already available in six buildings in Sydney and Melbourne, and it is on track to being available in 20,000 lots nationally by the end of February 2018.
