Balance needed to be a successful agent

An agent with more than two decades’ experience has reflected on the importance of being able to continuously adapt in order to remain successful.

Speaking on an episode of the Secrets of the Top 100 Agents podcast, Tracey Dixon of McGrath Estate Agents has revealed the importance of staying ahead in the sector.

Ms Dixon has been in the industry for more than 20 years, and she has noticed a significant change in real estate recently.

“We’ve got great local competition,” she said. “Everybodys obviously trying to get those listings, but... it used to be [that] people picked up the phone to a real estate agent once every 10 years, but these days, real estate is a bit of a national sport,” she told host Tim Neary.

“Everybody likes to know what theyre doing, where theyre going, how much their house is worth today, whats happening in the market, and I think we focused on being information givers to the marketplace. So, we dont ring around and say, ‘Hi, do you want to sell your house?’”

Ms Dixon believes there is a lot of chest-beating among agents when vendors want to hear what is happening in the market in their area.

However, new technology means there is a lot of information at agents fingers that there is no excuse to delay a response to a vendor.

“If youre an agent that goes to visit a person and you dont get your appraisal to them until the next week, or you dont call them until the next day, youre probably not going to be on the radar,” she said.

Additionally, agents need to be on the front foot to have a sphere of influence in their local area, Ms Dixon said.

“These days, the small one-man band is not doing so well because she simply cannot cover... the amount of business, [and all the admin work which] has grown enormously.

“It used to be just helping someone in the car and trying to find them a house. These days weve got teams that are focusing on buyers... helping people get ready for sale.”
