Letterbox drops heighten agent’s branding

With 16 years of experience as a real estate agent, Justin Taylor has embraced traditional means to build his profile in the capital.

Speaking on an episode of the Secrets of the Top 100 Agents podcast, Justin Taylor from McGrath Belconnen/Gungahlin has revealed how to ensure he is a trusted face of real estate in Canberra.

When it comes to personal branding, Mr Taylor does not shy away from the traditional means of communication, and he has concentrated a lot of effort over the years on letterbox drops and print media.

However, he has recently had one of his team start putting effort into social media.

“Dimi Romero, who’s been working with me for three years, has started to focus, probably for the last 18 months, on social media platforms like Facebook, Instagram, and she kind of takes control of that,” he told host Phil Tarrant.

“Potentially, that has helped as well. Definitely, Dimi is getting calls in from clients from those posts.”

And when those calls come in, there is a good chance Mr Taylor will secure the listing.

“I tend to win about seven out of 10 calls,” he said. “Obviously, you can’t win them all. Eight out of 10 would be fantastic.”

“I’ll probably run it around 70 per cent. But the lead-to-sell ratio, it’s over 99 per cent. So, once I’ve got the listing, they sell.”

While traditional mail drops and social media have rewarded Mr Taylor with new clients, he also reaps the benefit of being in the industry for 16 years.

“Around 70 per cent of my leads are either past clients or referrals from past clients,” he said.

“Just that alone generates a lot of business, as you know, one listing might turn into two or three listings if you do a great job.”
