Tenancy changes already impacting rental market

Landlords in the Northern Territory have reacted to a new residential tenancy law, and some have taken their properties off the rental market.

The NT government passed changes to its tenancy law last year, which included a clause that presumes tenants have a right to keep a pet by providing written notice to a landlord.

As a result, the REINT has started a petition to “stop the NT government [from] removing landlords’ rights”, and the institute is prepared to fight the issue right up until the August elections.

The institute has already heard from property managers who have been told by landlords they are not going to renew their leases and instead will put their properties on the market, REINT CEO Quentin Kilian told NT News.

“I had a real estate agent who said her vendor was 50/50 going into the rental market or sell. They’re not going to the rental market, they’re just going to sell now because of the new laws,” he said.

“The Gunner government has brought the real estate industry to its knees because of population decline. The market has just started to show signs of recovery in the December quarter.

“We don’t need nonsensical roadblocks.”

The institute sent the petition to its members and urged them to sign it, saying the state government needs to listen to the advice of its legislation scrutiny committee.

“Your actions in pushing through this legislation are not, as you would promote, about pet ownership — they are about stripping control from landlords over their own properties. That is wholly unacceptable,” the petition says.
