Leaner is better: How this agent sees ‘the future of real estate’

The days of a big, bulky office are no more, according to this agent-turned-business owner.

Inspired by his family’s reputation as top salespeople of the Ipswich and Brisbane’s western corridor, agent Adam Boettcher is seeking to continue bringing quality service to his local area.

Mr Boettcher first began building his own reputation as a property salesman in 2010, taking on a number of different roles in the sector, including as director and sales manager.

Over a decade later, he has decided to make the move into independent business ownership, launching his own agency, Boettchers.

He said: “As a sales manager, I was looking after 12 agents and three PAs, plus trying to sell myself, and working 70 hours a week.

“My thought process was, ‘Well, I’m basically running the show here now, so why not go out and do it for myself?’”

Now operating under the UrbanX system, Mr Boettcher decided to take on some of the challenges of the new property market, where technology plays a big role.

Leveraging what he calls the “new normal”, he ultimately opted to trade the traditional shopfront office for a small work hub in order to cut his costs and become profitable from day one.

“The office in 2021 is probably the least important thing in real estate — it’s just a waste of money,” he professed.

“Nobody comes in the front door anymore.

“We had a massive 200 sq m office at my previous company that cost the best part of $100,000 a year to have, and then we’d have two people come in if we’re lucky.

“We had that shopfront for six or seven years, and I would still go and meet people two minutes away from the office and they’d say, ‘Whereabouts are you based?’”

He concedes: “It was completely redundant.”

Looking ahead, the new business owner aims to concentrate on profitability by offering bespoke service carried out by only a small team of agents.

This is, after all, “the future of real estate”, according to him.

“The days of the big, bulky real estate office are gone. Run lean and concentrate on profitability. Being bigger doesn’t equate to profit — it just equates to more overheads,” Mr Boettcher concluded.
