‘The method has changed, but the game is still the same’

With Sydneysiders facing another five weeks in lockdown at the very least, and further Victorian extensions not off the cards, Tom Panos has offered up some advice to agents about the “marathon” they’re currently running.

In the most recent episode of Real Estate Exposed, Tom Panos and Phil Tarrant were discussing the path out of lockdown, just prior to Premier Gladys Berejiklian’s announcement of an extension to Greater Sydney’s lockdown to the end of September. 

“Factor in that you’re in a marathon, it’s not a sprint, and you’re at the halfway mark,” Mr Panos advised.

“Lethargy, tiredness — it’s starting to come in with people. I know it from the phone calls I’m having. I’ve felt it myself.”

He then spoke on the importance of being “lockdown fit”.

According to the real estate trainer and coach, being “lockdown fit” means you’ve got to be able to manage “the art of free time”.

“When you’re in a work environment, the culture sets the tempo, the culture sets the pace,” he said.

This differs to lockdown periods, where Mr Panos said “you, as an individual, must learn to manage free time”.

“What that means is that you need to be the architect of your day. You need to actually create routine and mini habits in your day — and those habits have to be processes that still keep you in the game,” he advised.

“If you can do Zooms, you do Zooms. If you can do phones, you do phones. If you can do private inspections, you do private inspections. You keep the exercise going.”

He said that “the method may have changed, but the game is still the same”.

Urging agents to stay in contact with the customer, he also raised the importance of staying “in tune” with the company and people you work with.

“Every real estate company should be having a Zoom meeting every morning, anywhere in the world that is in a lockdown,” he said.

Urging that “they’ve got to keep people close”, he stressed the importance of over-communicating instead of under-communicating.

“It’s really easy for people to become disillusioned and fall on that pyjama slope, fall on the Dan Murphy’s lunchtime drink, fall on the Netflix and Stan,” he said.

Telling people to stay healthy, stay safe and stay relevant, Mr Panos acknowledged that while September may be quieter than usual, agents should be gearing up for a bumper influx of supply when restrictions do ease.

“In every 12-month period, there’s X amount of property that needs to get sold. If that doesn’t happen for a particular three months, all that happens is it’s pushed forward to the next period,” he continued.

Citing the number of people that have had appraisals done in recent times, Mr Panos noted this as a leading indicator.

“When there’s a green light and you can actually sell a home with no restrictions, it’s off to the races. There’s going to be stock on the market because there’s repressed activity,” he said.
