I often get bemused watching our industry and how readily agents switch agencies without taking into consideration all the factors that impact their income – at the top of that list, is a rent roll. 

In my experience over the past two decades, a rent roll is one of the greatest assets an agent could wish to have access to, particularly in a market like today where a lot of investors are cashing in and choosing to sell with the agency that has managed their property – because there is an established relationship there and trust in the brand.

What is most perplexing, is the amount of work an agent would need to do to replace the leads they received from their previous rent roll.

Take into consideration that listings breed listings, market share breeds leads, the number of potential sellers you meet at an open home, the marketing opportunities you can maximise off the back of a sale, not to mention referrals – replacing those lost opportunities would easily increase an agents workload by more than 500% throughout the year.

When considering swapping agencies – are some agents forgetting how valuable an ecosystem of leads is, or are they just not calculating the opportunity cost of quality leads you don’t need to prospect versus higher splits or one of marketing packages?
