Dominant market share propels PRD Port Stephens

Holding almost half the market share in their area has seen PRD Port Stephens gallop to second place in the 2022 REB Top 50 Sales Offices rankings.

The recently released rankings revealed that the agency jumped eight positions this year after its sales volumes surged by almost 40 per cent between 2020 and 2021 to a total of $344.9 million, while settlement numbers jumped from 333 to 442.

The REB Top 50 Sales Offices rankings data is compiled using a range of indicators, including sales volumes, settlements, listings, and an efficiency rating that is determined by the ratio and sales support staff.

The agency’s director Dane Queenan said the key drivers of its success last year was holding a 47 per cent market share and servicing more buyers than any other agency in the Salamander Bay region.

He added that moving into a new, centrally located, purpose-built office with the team and clients’ requirements in mind has boosted morale and energy while cementing robust team culture.

“To be honest, our performance has been driven by a combination of tiny strategies executed well rather than one specific strategy,” he told REB.

“In saying that, we do feel that our auction process is one of our main points of difference in the marketplace. Being able to execute these auctions in our very own purpose-built auction room internally has proven to be a great point of difference to our competitors. We have developed a proven process, resulting in higher auction clearance rates.”

PRD Port Stephens also pivoted to a paperless office and transitioned to cloud-based software platforms before the onset of the coronavirus pandemic, which meant it was well placed to work remotely and adapt to the challenges presented by the lockdown and restrictions.

“Our auction process was something we had to adapt to suit us but it is something we have continued with now after the restrictions have eased due to its success,” Mr Queenan said.

The agency also uses live sheets for KPI tracking and has installed video conferencing capabilities in all meeting rooms to communicate with clients.

Mr Queenan advised that for other sales offices to thrive, recruiting a strong team of employees is critical.

“You are only as strong as your weakest link,” he emphasised.

“Provide a positive work environment with the right technology and systems and the rest will follow.”
