Lessons from a 40-year real estate veteran

Four decades is a long time in any profession, let alone real estate. For Coronis’ Jodi Ford, her tenure in the industry has taught her many lessons.

Having begun life in real estate in the property management space with a focus on day-to-day operations as opposed to wider business development, Ms Ford slowly transformed her role to include an emphasis on organic growth.

Along the way, she recognised and valued the power of delivering exceptional services. While a lot has changed in the industry throughout her career, Ms Ford’s modus operandi has remained relatively sturdy – proactively reaching out to clients, fostering strong relationships that are fortified with trust.

As her portfolio expanded, she made the strategic decision to invest in the acquisition of 500 property managements for every 500 organically acquired, an approach which was not only conducive to sustainable growth but also facilitated a deep understanding and appreciation of the value of a rent roll.

This strategy aligned with one of her defining career takeaways: “Maximise your business potential by focusing on acquiring new clients and fostering organic growth.”

Adding to this, she stressed the importance of “minimising losses by strategically assigning the right property managers to the appropriate portfolios.”

And while Ms Ford placed significant emphasis on business development, including tracking progress with effective key performance indicators and continuously learning to stay ahead of the industry, a plethora of her lessons revolved around the human elements of the real estate industry.

Not only does she stress the importance of “treating the property management division as an equal and integral part of your business,” Ms Ford added business owners must “empower [their] team from the early stages,” which she heralds as “allowing them the freedom to innovate and share their ideas.”

With wellness at the core of the modern world, she explained the relevance of “acknowledging the compounding effect of daily habits and being intentional in your day-to-day actions for efficient execution.”

It’s important to nurture the human element of the real estate industry. But, when it comes to professional development of both you and your team, Ms Ford detailed how leadership is of paramount importance.

“Ensure the presence of a competent property management leader who possesses a strong understanding of the business and can effectively manage property managers.”

On top of this, it’s crucial to “provide property managers with a promising future, transparent KPIs, fair remuneration, and opportunities for growth and success.”

She concluded her success is not isolated, with the support of the Coronis group a critical factor in her professional development.
