Australia’s no. 1 agent thrives on buyer work

Alexander Phillips has placed first in the REB Top 100 Agents ranking for the ninth consecutive year this year. He has outlined his strategy for success.

The Sydney-based agent and partner at PPD Real Estate sold 205 properties for $973.8 million throughout the 2023 calendar year.

While he sold fewer properties compared to 2022, the total value of properties sold surged by 12.5 per cent year-on-year as property prices increased in Sydney.

Phillips was also the number one agent in the Top 50 Agents NSW ranking, a position he has held since inception of the ranking in 2021.

Speaking to REB, he attributed his grip on the top position to being passionate about real estate and working hard while enjoying his job.

“I love my job. I don’t see it as work,” Phillips said.

His agency operates in 17 of Sydney’s eastern suburbs, where he primarily sold properties for between $5 million and $7 million throughout 2023. These included detached and semi-detached houses, and renovated dwellings.

His time on market was an average of 19 days last year, down from 21 in 2022, according to the REB rankings, while 95 per cent of his properties were sold via auctions.

“We sold properties pretty quickly last year because there was depth in the marketplace, along with lots of buyers and some urgency,” Phillips said.

As such, Phillips said he and his team consistently prioritise buyer work, including matching buyers with properties and yielding strong results for vendors.

PPD Real Estate markets its properties on its website and realestate.com.au, holds multiple open homes, consistently reports back to vendors and conducts strategy meetings, he added.

Amid rising interest rates, cost of living and mortgage stress, and growing housing affordability concerns, Phillips said increased buyer work in the form of making multiple phone calls every day helped him increase his total sales value in 2023.

“I would recommend that all agents do good buyer work,” he said, adding that his goal is to sell 220 properties this year.
