More than 600 construction jobs will be created in Western Sydney following the NSW government’s approval of a $139 million warehousing estate in the growing Aerotropolis precinct.
The Barings Luddenham Industrial Park, located on a 19.4-hectare site near the new Western Sydney International Airport (Nancy-Bird Walton), has been approved as a state significant development and is scheduled to begin construction in mid-2025.
According to Knight Frank’s Australian Industrial Review Q4 2024, Sydney is expected to have 887,000 square metres of stock this year, falling roughly in line with the 860,000 square metres of developments completed in 2024.
The Barings Luddenham Industrial Park project will deliver over 63,500 sqm of floor space across seven buildings, offering warehouse options ranging from 1,000 to 30,000 sqm.
It will also include various amenities, including an on-site café, office spaces, open landscape areas, stormwater infrastructure, waterway rehabilitation and estate-wide landscaping.
The development is expected to support 390 construction jobs and 250 ongoing operational roles, contributing to the transformation of Western Sydney into a major economic hub.
There is also currently $14 billion worth of private development applications in the pipeline across the Aerotropolis, which could generate up to 120,000 jobs.
Planning and Public Spaces Minister Paul Scully said the Barings Luddenham Industrial Park warehousing estate demonstrates growing confidence in the Western Sydney region’s economic future.
“From construction jobs to long-term roles in logistics and operations, it’s investments like this that are helping to power our state’s growth and prosperity.”
Deputy Premier and Minister for Western Sydney Prue Car said the development was unlocking the Aerotropolis’ potential.
“This investment is not just about warehouses, it’s about jobs, opportunity and building a thriving future right here in the Aerotropolis,” she said.
“The Minns government is delivering on our promise to grow Western Sydney by backing projects that create jobs, attract investment and unlock opportunity.”
The announcement follows other milestones in the Aerotropolis, including the approval of Bradfield City’s Central Park and the opening of its first building, led by the Advanced Manufacturing Readiness Facility.
The NSW government has invested over $1 billion to kickstart Bradfield City Centre, unlocking billions in private investment, 10,000 new homes and 20,000 jobs.
A newly unveiled infrastructure delivery plan released by the NSW government also reinforces a $25 billion commitment to the Western Sydney region, aimed at boosting industry confidence and driving long-term economic growth.
NSW Premier Chris Minns said the Aerotropolis spans nearly 40 times the area of Sydney’s CBD, presenting an unparalleled economic opportunity for Western Sydney.
“We’re backing the region with over $25 billion of infrastructure investment that is going to ensure the critical roads and services are delivered as quickly as possible to give industry certainty and confidence to invest in the area,” Minns said.
The first warehouse of the Barings Luddenham Industrial Park is expected to open in December 2026.
