Auction experts target Perth in education push

Agents in the private treaty stronghold of Perth are set to hear from two leading auction practicioners about the benefits of selling under the hammer.

“Perth might average 20 auctions per weekend, while numbers in Sydney and Melbourne are closer to 400 each,” said Ryan Thompson, director of Auction Services WA, the company responsible for an upcoming seminar that will feature guest speakers Jason Andrew and Brett Roenfeldt.

“This is due in part to our smaller market, but also due to the lack of knowledge of the auction process on the part of buyers, sellers and agents. If agents don’t understand the process how can they convince sellers that auctions are a great way to sell?”

Auction Services WA said attendees will learn the auction process form A-Z.

Mr Andrew, an independent auctioneer and director at south east Queensland-based Jason Andrew Group, has personally conducted more than 5,000 auctions during his career.

The former Australasian Auctioneering Championships winner, who handles 20 per cent of all auctions in south east Queensland, will be joined by Mr Roenfeldt, one of South Australia’s leading auctioneers.

Mr Thompson, who has called and listed hundreds of auctions and is a multiple award winner for auctions, will give a Western Australian perspective.

"Auctions are on the upturn,” he said. “We are seeing more properties sold prior, more sold under the hammer and those that are passed in are selling in a shorter time frame. If you don't educate yourself on the auction process you will get left behind and will be doing your clients a disservice."

The seminar announcement comes shortly after Ray White Western Australia held  an ‘Auction Spectacular’ earlier in the week. The Auction Spectacular, held last Sunday, offered 35 properties and drew 40 registered bidders.

State auctioneer Ken Preston said the event was streamed live across the internet.

The first property, in Balga - 36 Garrick Way, sold for $75,000 above reserve with 15 registered bidders combining to place 27 bids on the property. The agent was Chris Bursey of Ballajura.

The Crown Burswood Resort saw ten sales under the hammer with further sales following the day, Ray White reported.

“Agents continued working strongly to the end of the day with several sales completed late in the program to the excitement of our sellers,” Ray White Western Australia CEO, Mark Whiteman, said.

“The second and final Auction Spectacular for 2012 is scheduled for December 9 with plenty of enthusiasm building.”

Mr Thompson’s comments also come not long after ACTON, which operates around 20 offices in WA, reported an increase in auction activity last month. ACTON managing director Graeme Baxter believed this showed WA consumers were now more open to the idea of auctions.

“Auctions are still the fastest way to sell a property, but for most of this year we have seen properties get passed in and then sell soon after,” he said. “Now we are seeing more sell under the hammer as well as sell prior.”

Auction Services WA will hold its seminar on Thursday October 18 at the Novotel Hotel in Perth.
