How this agent-turned-project manager offers vendors the whole package

A Melbourne-based agent has turned a love of architectural design and new home builds into a “one-of-a-kind” agent service, creating a bespoke service for his clients.

OBrien Real Estate’s Lambros Bollas has created a niche in his local market, where he offers clients the “whole package” — from designing a home to costing and delivering a build and on-selling the property for vendors.

Mr Bollas said the service offers him a way to combine his industry experience with his love for architecture and interior design, and sees him handpick a team of highly skilled professionals along the way.

“I only use architects and builders I’ve collaborated with. We all know each other well and naturally gel together,” he explained.

Having been in the industry for more than 23 years, the agent said clients come to him to select their team of designers and builders, with Mr Bollas driving the whole project from start to finish: “From the concept idea to the build to then ultimately deliver a property which will sell, and sell well.”

Having completed close to 40 projects, the “all-rounder” said clients and vendors now seek out his services because of his expertise around market insights and budget expectations.

“I provide a tailored approach to each client, every choice is based around the client’s expectations, their needs and a strategy that gives them a winning edge in the current property market,” he said.

Mr Bollas said his formula “is attitude-driven and delivers a seamless outcome for the client, based on design, world-class communication, budget, location — the works!”

The most recent example of the agent and project manager’s work is a brand-new home at 5a Capitol Ave, McKinnon, with Mr Bollas having worked together with the vendor to create a home that would resonate in today’s property market.

Marketed in the price range of $1.85 million to $1.9 million, the architecturally designed four-bedroom, three-bathroom townhouse sits on 400sqm and is positioned in a highly sought-after school zone.

“We designed this home in line with exactly what the market is going to want, a functional, sustainable and low-maintenance family home with multiple living zones,” he said.
