The one thing to avoid if you want to win more listings

What is the one thing outstanding real estate agents avoid that sets them apart from average realtors? An industry expert tells you how to avoid the same thing, and appear like a real pro.

The first thing most savvy vendors look out for is commission breath, according to industry expert Tom Panos.

“Commission breath you can smell a mile away,” Mr Panos said on Sky News’ Your Property Empire

“It is the sales agent there that talks to you and you get this feeling that this agent does not really care about me or my situation. What they care about is the commission.”

Mr Panos said vendors tend to be wary of these agents because he or she will say things sellers want to hear, rather than things they need to hear.

Most vendors give ‘commission breath’ agents a wide berth because they know that once the agreement is signed, the process will likely turn negative.

“And [they know] it can be problematic because in real estate, once you have signed up, you are in an agreement for anything between four to 12 or 16 weeks,” Mr Panos said.

Vendors tend to favour agents who are authentic and who do the hard yards. 

“It’s the daily routines that agents need to go through,” Mr Panos said.

“And it can get boring. It’s a bit like swimming laps in the pool in that you are doing the same things over and over again. After a while, if you are looking at 200 houses a year, kitchens begin to look all pretty much the same.

“And it’s being able to have this ability to rock up at each appointment with a buyer and seller, and look at them as if you are talking to them for the first time in your life.”
