How is Melbourne’s lockdown impacting regional Victoria?

Despite much of the focus being on Melbourne with stage 4 restrictions, much of the wider Victorian community is experiencing a property boom as investors look to cash in on a change in scenery, an agent states.

In a conversation with REB, Belle Property Daylesford’s co-principal director, Will Walton, explained how his company set a record in July.

“The area which is 70 per cent of our buyers from out-of-area, keen to purchase weekenders or holiday rental investments. However, since the pandemic began, our region’s popularity across search engines has skyrocketed, with more than 90 per cent of buyers now from metropolitan postcodes,” Mr Walton explained.

Mr Walton put his team’s success in July down to hard work and a company rebrand that he said has helped boost sales.

“We are very lucky here. We have a very experienced, mature and motivated sales team here, there’s no doubt about it.

“They are always eager to learn new ideas and new ways about doing things. It also helps to have a really good market share to build on.

“Some of our recent success is down to the rebrand to Belle. It has boosted our network beyond Victoria.”

Mr Walton highlighted that success breeds success, with the agency growing due to its reputation in the industry.

“What has been extraordinary for me is the large number of local agents that have approached us about future opportunities. That is something I’ve never experienced before, that the proactiveness of people coming to us,” Mr Walton said.

“I think they have noticed our success, which has always been there, but it might not be as obvious to others.”

The realtor predicts this boom in areas outside of the capitals to continue for all scenic areas around 90 minutes away from the capital cities.

“I think regional lifestyle areas besides the coastal ones that are just as expensive as the city, like the Blue Mountains, Kangaroo Valley, those sorts of places that are easily accessible to Sydney, are having the same boom,” he said.

“Potentially, properties outside of Brisbane and the Adelaide Hills could potentially grow.

“It comes down to that 90-minute-radius drive from a metro area, is probably what dictates people’s comfort level about driving. Being able to drive to an airport, metro area or back to family and friends when required, in a one-day, up-and-down trip.”
