“Business leaders often measure success by Gross Commission Income (GCI), the size of the rent roll, or the number of franchises. While these are important metrics, the industry captures only 5% ($15 billion) of the annual $300 billion transactional value.”
Buyer enquiries now go through digital portals, traditional databases have diminished, and suppliers sometimes possess better information than the agencies themselves. This shift has eroded the traditional power held by agents.
“All real estate agencies in Australia, collectively worth approximately $15 billion, are valued at 1 times their revenue.”
He notes that in contrast, major Australian property portals operate in a market with just over $1 billion in potential advertising revenue but have a combined market capitalisation of $27 billion. Remarkably, it would be cheaper to buy every real estate agency in the country than to purchase the leading property portal, highlighting a significant disparity.
Additional challenges include extended property holding periods, with the average time between transactions in Sydney now exceeding 15 years.
According to Catalano this has resulted in reduced on market listings—from 384,000 in 2013 to approximately 190,000 in 2024—and corresponding declining agent commissions. While property prices have soared, it's uncertain whether they will continue to rise enough to offset increasing operating expenses.
