Wellness amenities and lifestyle-driven features are reshaping Melbourne’s luxury property market as buyer behaviours continue to shift.

Recent findings from Marshall White reveal that luxury home buyers are increasingly targeting properties that embody identity, support wellbeing, and accommodate personal passions.

The network noted that multifunctional spaces, wellness facilities, and architectural pedigree are now considered “essential” for buyers seeking homes that reflect lifestyle aspirations.

Features drawing interest include underground car garages for collections, home gyms, saunas, art galleries, self-contained guest suites, and expansive entertaining areas.

Marshall White reported that multigenerational families and expatriates returning to Australia are driving a significant shift in the luxury market’s buyer demographic.

“Prestige buyers are thoughtful, deliberate, and focused on lifestyle. They want homes that align with how they live – from wellness and entertaining to privacy and design. Our market is no longer defined by hype; it’s defined by quality, purpose, and enduring value,” John Bongiorno, group sales director at Marshall White said.
