A Day in the Life: William Phillips

One of the country’s leading agents, William Phillips of BresicWhitney, sits down with REB and takes us through a typical work day.

5:30am: I’m at the gym.

I train with my brother. He’s an agent too and we’re both really competitive, so training together keeps us accountable and we push each other. A lot of the guys from BresicWhitney and the industry train at my gym so there is a great energy there.

6:15am: I walk my dogs (Nova Scotia Duck Tolling Retrievers) every morning after the gym. I try and make my girlfriend come with me, though she’s not really a morning person. I live right near Centennial Park – it’s one of my favourite spots and it helps clear my head before I start my work day. 

7.15am: Breakfast in the office. I get [food service] Eat Fit Food delivered to the office every day which gives me breakfast, morning tea, lunch, afternoon tea and sometimes dinner delivered fresh to my door daily at 5am.

7.30am: I’m at the office and calling my pipeline sellers. These calls are really important so I get them done early, that way they are not missed or pushed down the priority line. I find people like being called first thing, it shows my hunger and I can usually catch them before their work day starts.

8:00am: At about this time, my PA gets our team together for our daily meeting. It’s important for me to meet with them daily. My developing agents give me an update on where we’re at and we work through what we have on and off the market and what’s coming up. Our team consists of three developing agents at different stages, my PA, a team assistant (I don’t want the developing agents doing any admin work) and myself.

8:30am: I block out a few times a day to go through my emails. I find if I block the time to do it I can manage my time better.

9:30am: Biggest part of my day is prospecting. Recently, when I spoke at AREC, they asked me what three things a real estate agent must do to succeed. It’s simple: prospect, prospect, prospect. I try and make at least 100 calls a day and have about 30 conversations, or ‘connects’ as we call them.

1:00pm: I’m out of the office and at appointments. Time management is big for me. I’m always pushing my team to be smart with it too. Where I can, I book all my appointments together. I love the break from the office and being out on the road for a bit.

3:00pm: Another email session blocked out, need to do this at least a few times a day.

4:00pm: More prospecting!

6:00pm: Back out at the appointments, I want to be taking buyers through properties, appraising and looking at what other agents have on the market as much as possible. Market knowledge is a big part of the job.

7:30pm: Heading home. I waste no time getting out of my suit. And then dinner and watching some TV or whatever I can do to have some down time. I can’t cook at all, so luckily my girlfriend can.

9:45pm: The aim is to be fast asleep by now.
