The benefit of a blueprint

It’s “the Australian way” to just get on with the business of real estate despite the impact of renewed restrictions across Victoria, the director of REB has considered.

In the most recent episode of What’s Making Headlines, Phil Tarrant and Tom Panos were reflecting on the “unprecedented” return to stage 3 restrictions and what it means for real estate agents.

Despite the situation and its impacts on both families and businesses, Mr Tarrant noted “there’s still properties to buy and sell”.

He highlighted how REIV president Leah Calnan had come out swinging, noting that “the essential transaction of property and shelter will go on in a safe and controlled manner”. 

“Yeah, it’s happening. Guess what? We’ll be all right. We’ve done it before, we’ll do it again,” he commented.

While this means online auctions are again all-important and 20-person limits are being placed on open homes and auctions, there is “good news” still to be found, according to real estate coach Tom Panos.

“The good news is they’ve had a trial run at this a few months ago,” he stated.

“Open for inspections in Melbourne are finished. Onsite auctions aren’t being done. [But] real estate agents I’ve been speaking to have said they don’t have to actually work out the blueprint anymore.

“They clearly know.”

According to the real estate coach, you can mentally in your head say, “I’ve got an open for inspection at 1:00 to 2:00 on that property. I will organise buyers to meet me at the property. They will sit in the car and I will get the first buyer through, then I will text the next one to come in.”

“They have learnt a format and a model that can actually get through four or five buyers through an open house,” he highlighted.

And despite the extra considerations, he acknowledged that the real estate agents “don’t actually hate it that much”.

According to Mr Panos, they know every time they are meeting a buyer there, that the buyer is “cashed up and is ready to go”.

“They haven’t got any of the fluffy time-wasters, because the only ones that are out there are hardcore qualified buyers,” he said.

“We clearly know that real estate agents can operate, and the truth is, there are parts of real estate across Australia that are booming at the moment!”
